Apartment Renovation in Dubai
Kat Black Design Studio is an apartment renovation company in Dubai that manages the entire project under one contract, from the first design concept to the day you move back in. We renovate apartments and flats across Downtown Dubai, Dubai Marina, Business Bay, DIFC, Palm Jumeirah and the wider city. What sets an apartment renovation apart from a villa is the building around it: occupied neighbours, restricted working hours, a shared service lift and a building management team whose approval you cannot proceed without. We handle all of it.
Apartment renovation in Dubai is the full upgrade of a flat, from design and approvals through to demolition, construction, joinery, finishes and furniture, delivered as a single managed service.
What an Apartment Renovation in Dubai Involves
Most Dubai apartments fall into one of two categories. The first is an older flat, five to fifteen years old, where the kitchen and bathrooms are dated, the layout no longer suits the way the owner lives, and the finishes have aged. The second is a newer handover apartment finished to a developer’s standard specification, which is functional but generic and rarely reflects the value of the property. Both benefit from renovation, but the scope is different, and the first task of any competent apartment renovation company is to establish which one you have and what the building will allow.
A full apartment renovation typically covers layout changes where the building’s structure permits, complete replacement of the kitchen and bathrooms, new flooring throughout, redesigned lighting and electrical layouts, bespoke joinery and storage, and a full decoration and furniture package. A lighter renovation might focus on a single kitchen or bathroom, refreshed finishes and improved storage. We scope both honestly, so you know what you are paying for and why.
Our Expertise
Flat Renovation Managed Under One Contract
The single biggest risk in any flat renovation in Dubai is fragmentation. When a designer, a contractor, a joiner and a smart-home installer are all appointed separately, the coordination between them becomes the client’s problem, and the gaps between their scopes are where budgets and timelines are lost. Kat Black Design Studio delivers apartment renovation as a turnkey service. One studio designs the project, produces the 3D visuals, secures the approvals, carries out the construction and fit-out, and hands over a finished home. One project manager is accountable throughout.
This is the same single-contract model we apply to villa renovation and commercial fit-out, and it is the reason our clients return for their next property.
- Design and 3D visualisation, approved before any work starts
- Building management NOC and Dubai Municipality permit management
- Demolition, construction and MEP works by vetted, insured teams
- Bespoke joinery and cabinetry produced in our own facilities
- Kitchen renovation and bathroom renovation, the two rooms that most affect an apartment’s value
- Smart home integration, flooring, decoration and furniture to a move-in standard

Renovating an Occupied Building: Approvals and Access
This is where apartment renovation in Dubai is genuinely harder than it looks. In a villa, you control the site. In an apartment, the building controls you. Before work begins, most Dubai towers require a building management NOC that sets out permitted working hours, protects common areas, and confirms your contractor’s insurance and method statements. Structural changes, plumbing alterations and any work affecting the building’s risers additionally require a Dubai Municipality permit.
A renovation company that treats approvals as the first stage of the programme keeps your project moving. One that starts work and applies later risks a stop-work order, a fine, and weeks of delay. We secure the NOC and any DM permit during the design and visualisation stage, so that when the team arrives on site, every permission is already in place. We also manage the practical logistics that residents notice: service lift bookings, protected access routes, dust control and waste removal within the building’s rules.

Factors with Affect Apartment Renovation Cost in Dubai?
Apartment renovation cost in Dubai is driven by three factors: the size of the apartment, the depth of the works, and the specification of the finishes. A focused refresh of finishes and a single wet room is a modest project. A full renovation of a two or three-bedroom apartment, with new kitchens and bathrooms, reconfigured layout, bespoke joinery and a full furniture package, is a substantial one. Rather than quote a headline figure that cannot mean anything without a brief, we provide a detailed, itemised cost proposal after the initial consultation and site visit, so the number you receive reflects your actual apartment and your actual scope.
Our Insights
Residential
Our majlis was the one room in our Dubai Hills villa that felt dated. Kat Black redesigned it with a contemporary Arabic scheme that honours the cultural significance of the space whilst feeling entirely modern. The level of cultural knowledge in their approach was unlike anything we had experienced with a Dubai studio.

We appointed Kat Black for our DIFC office, a full Category B fit-out on a demanding 8-week programme. They delivered on time, DEWA-compliant, and the result is a workspace our team is proud of and our clients notice immediately.

Kat Black Design Studio transformed our Sidra villa from a bare handover shell into a home we are genuinely proud of. Their management of the Emaar NOC and DM permit process was seamless, and the 3D renders matched the finished space exactly. We would not consider any other studio for our next project.

Frequently Asked Questions
Do I need permission to renovate my apartment in Dubai?
In almost all cases, yes. Occupied buildings require a building management NOC before work begins, and structural or wet-area changes require a Dubai Municipality permit. Kat Black Design Studio secures both as a standard part of every apartment renovation.
How long does a flat renovation take in Dubai?
A cosmetic renovation of a one or two-bedroom apartment usually takes six to ten weeks once approvals are in place. A full renovation with layout changes, new kitchens and bathrooms and bespoke joinery usually takes twelve to twenty weeks. Approval turnaround and the building’s permitted working hours are the main variables.
Can you renovate an apartment while I am living in it?
For lighter works, sometimes, though it is rarely comfortable. For a full renovation involving demolition, wet works and dust, we strongly recommend vacating the apartment for the duration. We plan the programme to keep the vacant period as short as possible.
