The view-first discipline applies as strongly in the Marina as in any other waterfront location, but the spatial efficiency discipline required by compact floor plans adds a layer of design intelligence to the Marina brief that the villa market, with its more generous room dimensions, does not demand.

Kat Black Design Studio approaches Marina apartment design with specific attention to spatial maximisation: open-plan living-dining-kitchen configurations that remove any non-structural divisions between the three zones to create the largest possible single living space; furniture selection calibrated to the scale of the room rather than the default scale of villa furniture; built-in storage joinery that maximises usable storage within the apartment’s limited footprint; and a palette strategy that uses light tones throughout to maximise the sense of space and to allow the Marina view’s blue and silver tones to read as the dominant colour field of the interior.

Marina Gate

Marina Gate is one of Dubai Marina’s most prestigious and most recently completed residential addresses, comprising three towers with apartments from one to five bedrooms and penthouses at the upper levels. Marina Gate’s position at the entrance to the Dubai Marina canal provides many units with direct views down the full length of the Marina waterway, one of the most expansive waterfront views available in the district. Interior design commissions within Marina Gate consistently prioritise the maximisation of this canal view, with open-plan living arrangements, floor-to-ceiling glazing and a water-toned palette that extends the visual quality of the exterior into the interior.

Marina Gate building management requirements for fit-out works are managed by Kat Black Design Studio as a standard part of every commission within the building, covering the fit-out approval submission, the working hours compliance and the MEP technical coordination with the building’s infrastructure management.

Design

Princess Tower

Princess Tower, at 101 floors the world’s tallest residential tower when completed in 2012, provides upper-floor apartments with views that extend across the full Dubai Marina, the Palm Jumeirah and the Arabian Gulf in one direction and towards the Downtown skyline and the desert hinterland in the other. Interior design at Princess Tower’s upper levels is informed by the extraordinary scale of the view, which requires specific decisions about window treatment (nothing that blocks the view when not required for privacy or solar control), furniture scale (which must be large enough to feel proportionate to the generous room dimensions of the tower’s larger units) and palette (which must complement the vast sky-dominated colour field that surrounds the upper floors).

Design

JBR The Walk

The Jumeirah Beach Residence (JBR) development along The Walk provides beachfront apartments in a more horizontal, lower-density format than the Marina towers, with direct beach access and Arabian Gulf sea views from the west-facing units. Interior design for JBR properties combines the coastal design reference of the beachfront location, the material durability requirements of a salty, humid coastal environment and the relatively established age of the development (JBR was delivered from 2007 onwards, making the oldest properties now approaching 20 years old and representing a significant renovation market).

Kat Black Design Studio’s JBR renovation commissions typically address the specification gap between the original 2007 to 2012 handover standard and the expectations of the current Dubai premium residential market: kitchen replacement, bathroom renovation, new flooring throughout (from the original ceramic tile to large-format porcelain or engineered hardwood), and a smart home retrofit covering lighting and shading control.
