Structural or MEP alterations within an apartment require a No Objection Certificate from the building’s developer or management company, and in many cases Dubai Municipality permits and DEWA approvals for electrical and plumbing works. A large share of our apartment commissions begin as either a bare-shell developer handover or a full renovation of an existing unit. Both are areas of specialism for the studio. A bare-shell apartment arrives with no flooring, no kitchen, no wardrobes and often no internal partitioning beyond the wet-area cores, which gives complete design freedom but demands a contractor capable of executing every trade. A renovation, by contrast, requires careful sequencing around the building’s rules on noise, waste removal and working hours.
