Jumeirah 1 is the oldest and most central of the three Jumeirah districts, running from the Jumeirah Beach Road southward from the Satwa area to the intersection with Street 25B. Jumeirah 1 villas are among the largest and most generously plotted in the Jumeirah corridor, with many properties on plots of 10,000 square feet or above that provide extensive garden areas within walking distance of the beach. The villa stock in Jumeirah 1 is predominantly from the 1980s to 2000s and represents the richest renovation market in the Jumeirah corridor, with many properties carrying an interior specification that is now 15 to 25 years old and due for a comprehensive upgrade to contemporary luxury standards.







Design
Jumeirah 2
Jumeirah 2 occupies the central section of the Jumeirah corridor, south of the Jumeirah Mosque that is one of Dubai’s most famous architectural landmarks. The villa stock is broadly similar in age and plot scale to Jumeirah 1, with the additional context of the Jumeirah Open Beach (Kite Beach) within easy walking or cycling distance providing a lifestyle amenity that is reflected in the interior design briefs of Jumeirah 2 properties: coastal and beach-leisure references appear more often in the Jumeirah 2 brief than in any other non-Palm Dubai villa community.

The proximity of all three Jumeirah districts to the Arabian Gulf beach creates both a lifestyle context and a material specification consideration for interior design in the area. The coastal lifestyle reference in Jumeirah interiors is authentic and locally earned: these villa owners and their families use the beach, the beach clubs and the Jumeirah promenade as part of their daily routine, and an interior design that acknowledges this coastal lifestyle through natural materials, beach-adjacent textures and a palette that references the sea and sand is appropriate to the genuine lifestyle of the residents, not a superficial design theme.

The Kat Black Design Studio Jumeirah portfolio spans all three districts, with completed renovation and new-build commissions across the full range of villa types and client profiles. A Jumeirah 1 villa renovation of a 1990s Arabic-character property addressed the kitchen (replacement of the original built-in units with a custom kitchen in a warm cream lacquer with a Jura limestone worktop, maintaining the proportions and the archway openings of the original kitchen recess), the master bathroom (full retile in a large-format warm beige porcelain, new Duravit sanitaryware and a freestanding stone bath positioned under the arched ceiling of the original bathroom volume), and the living room joinery (new built-in shelving and display cabinetry in a painted timber finish with brass hardware, designed to complement the villa’s original Arabic arched recesses). A Jumeirah 3 villa new-build fit-out on a more contemporary 2015 villa applied a beach-house inspired brief: bleached oak floors, white lacquer joinery, natural linen upholstery, a wrap-around terrace with an outdoor kitchen and a plunge pool, and a coastal planting scheme of Bougainvillea, Frangipani and specimen palms. Design
Jumeirah 3
Jumeirah 3 extends to the southern end of the Jumeirah corridor, approaching the La Mer development and the Jumeirah Beach Hotel. Properties in Jumeirah 3 include both the established villa plots of the earlier development phases and a number of newer, more contemporary luxury villas developed on subdivided or redeveloped older plots. Jumeirah 3’s proximity to the beach and the La Mer mixed-use development gives it a more active, lifestyle-oriented residential character than the quieter Jumeirah 1 and 2 sections, and interior design briefs from Jumeirah 3 clients more frequently reference a resort-lifestyle aesthetic.

Structural interior works in Jumeirah are governed primarily by Dubai Municipality, which oversees permitting for freehold and older-title residential areas outside the Emaar-managed master communities.
