The cross-ply construction provides the dimensional stability that makes engineered hardwood significantly less susceptible to expansion, contraction and cupping caused by humidity and temperature changes than solid hardwood. Engineered vs Solid Wood
The choice between engineered and solid hardwood flooring is one of the most common questions that Dubai property owners face when specifying their floor finish. For the vast majority of Dubai residential applications, engineered hardwood is the correct choice and solid hardwood is not recommended. The reasons for this are specific to the UAE climate.
Engineered hardwood’s cross-ply core construction limits the dimensional movement of the floor in response to humidity and temperature changes to approximately 30 to 40 per cent of the movement that would occur with solid hardwood of the same species and width. In a Dubai villa or apartment, where the floor cycles between the controlled environment of an air-conditioned interior (typically 20 to 22 degrees Celsius and 50 to 60 per cent relative humidity) and the exposure to summer ambient conditions (40 to 50 degrees Celsius and 70 to 90 per cent relative humidity) when the property is vacant, this movement management is critical to the long-term integrity of the floor installation.
Mafi engineered hardwood from Austria is Kat Black Design Studio’s primary specification for luxury villa and premium apartment wooden flooring in Dubai. Mafi uses a brushed and oiled surface finish rather than a lacquered finish, which provides a surface texture and tactile quality that more closely resembles a natural timber plank than the plastic-feeling surface of a lacquered engineered floor. The oiled finish also means that localised scratches or surface damage can be repaired in place without requiring the entire floor to be sanded and refinished.
Temperature Range
A Dubai villa or apartment may experience a temperature range of 20 degrees Celsius in the air-conditioned interior to 50 degrees Celsius at the floor surface adjacent to south-facing glazing during summer. This temperature range, combined with the corresponding humidity changes, creates the most demanding conditions for dimensional stability of any residential climate. Engineered hardwood from suppliers with specific Middle East climate testing records, including Mafi and Hakwood, is specified for these conditions rather than products from European suppliers who test their products to European climate standards only.
Adhesive Specification
Wooden flooring adhesive specification for Dubai applications must account for the elevated substrate temperatures that occur in ground-floor slabs and in floors above garages or plant rooms in summer. Standard parquet adhesives may soften at temperatures above 40 degrees Celsius, leading to bond failure and floor lift. Subfloor Preparation
Dubai’s concrete subfloors frequently have higher moisture emission levels than European subfloors due to the residual moisture in the concrete and the ground moisture migration that occurs in areas without a complete DPC (damp proof course). Kat Black Design Studio conducts subfloor moisture testing using a calibrated moisture meter before every wooden flooring installation and applies an epoxy moisture barrier to any subfloor that exceeds the maximum allowable moisture emission level for the specified flooring product.






Design
Herringbone Parquet
Herringbone parquet is the most classic and most requested parquet pattern in Dubai’s luxury residential market. It uses rectangular strips of timber laid at 45 or 90 degrees to the room axis in an interlocking V-pattern that creates a sense of movement and visual energy that straight-lay plank flooring cannot produce. The herringbone pattern has been the dominant luxury residential flooring choice in Europe’s most prestigious addresses for centuries, and its appearance in Dubai’s luxury villa market reflects the strong European design influence on the city’s high-end residential aesthetic.
Herringbone installation requires a skilled floor layer who can set out the pattern accurately from the centre of the room, cut every border strip to the correct angle and maintain the precision of the pattern alignment across a large floor area. Kat Black Design Studio’s flooring installation team has specific herringbone parquet experience and is familiar with the setting-out calculations and border treatment options that distinguish a professional herringbone installation from an amateur one.
The wooden flooring products that Kat Black Design Studio specifies for Dubai residential applications are selected specifically for their performance under the UAE’s heat and humidity conditions.
