Getting that straight matters because, in a Dubai villa, the decision has to be made before first-fix electrical closes, and after that point, the cost of changing your mind is measured in chased walls rather than software.

Two rows surprise clients more than the rest. The first is the ongoing programming model. With KNX, the project is held in an ETS file, and any certified programmer can open it and change a scene, a schedule, or a zone. With the proprietary platforms, the programming sits with the dealer who wrote it, and a scene change two years after handover is a chargeable visit. That difference does not appear on the installation invoice. It shows up in year three.

The second is the gap between lighting depth and AV depth. Owners who care most about how a 5% dimmed cove behaves at midnight, and who want physical keypads rather than a tablet, consistently land on Lutron. Owners running a cinema room, distributed video to six screens and a rooftop audio zone, use Crestron, because the driver library and video matrix handling are built for it. Choosing brand prestige rather than which of those two problems you actually have is the most common and most expensive error we see.

Dealer depth is the third factor worth weighing before signature. The UAE market has a deep bench of KNX-certified electrical contractors, a smaller and more expensive Crestron dealer base, and a smaller pool again for Savant. That is a support consideration, not a quality judgement.

Retrofit or New Build: The Question That Decides the System Before You Do

A wired automation system is effectively a new-build or full-renovation decision. KNX and Lutron HomeWorks both require cable to reach every load and every switch position, which means open ceilings, accessible risers, and a distribution board designed around the system. In a Dubai villa built from block and plaster with closed gypsum ceilings, that is a construction exercise, not an installation.

What a genuine wired retrofit involves in practice: chasing plaster to every switch drop, opening sections of the ceiling to reach downlight circuits, confirming spare ways on the distribution board and physical enclosure space, re-skimming and repainting every affected surface, and lifting flooring where a riser route does not exist. On the villas we have worked through, that produces a disruption window measured in weeks rather than days, and it only makes financial sense when it runs alongside other work.

If you are already replacing the kitchen, the bathrooms, and the lighting scheme, the marginal cost of the bus cable is small. If the villa is otherwise finished, it rarely is. This is the point at which the conversation usually becomes a villa renovation discussion rather than an automation one.

That assumption produces the wrong specification here.

Per-room AC zoning is where the four systems separate. KNX supports native HVAC objects and handles ducted split and chilled-water systems via third-party gateways, which is why it is often the cleanest choice for a villa with eight or more zones and a fan-coil unit per room. Crestron manages the same thing through its driver library, but at a higher programming cost. Lutron integrates thermostats rather than controlling the plant. Savant handles zone and thermostat control comfortably. Before choosing, confirm which HVAC brand is installed and whether a supported gateway exists, because a villa with a chilled-water system and BMS-style fan-coil controllers behaves very differently from one with five ducted splits.

Motorised shading is the second Dubai-specific function. On the west and south elevations, the blind position directly affects cooling load, and scheduling shading to align with solar position does more for comfort and consumption than any thermostat setpoint. We specify shading and cooling on the same logic for that reason, so that closing the west blinds at 14:00 and setting back the bedroom zones happen as one event rather than two.

Three functions clients routinely leave out of scope and then ask for later: pool plant and heating control, irrigation control across landscaped plots, and humidity monitoring in closed rooms and wardrobes. All three are worth including in the first fix because adding a control line to the pool pump room after the landscaping is finished would require lifting hard landscaping.

Any change to the distribution board design or load calculation is where DEWA’s building services requirements come into play.

Our position is fixed: No chargeable site works start until approvals are secured. In our experience, approvals are secured within two to four weeks, though that is our experience rather than a guarantee, and it varies by community and by the complexity of what is being altered. No one can responsibly guarantee an approval date for a specific villa.

There is a commercial consequence to this that owners often discover late. When an audio-visual integrator is appointed separately from the fit-out contractor, responsibility for DEWA compliance sits with whoever holds the electrical scope, not with the integrator programming the system. If the integrator specifies a load that the approved drawings do not support, the correction falls on the fit-out contractor, and the delay falls on the owner.

Under a single contract for residential fit-out, that boundary does not exist because the same project manager holds the electrical drawings, the permit file, and the automation specification. Six variables move a figure inside its band: the number of controlled lighting circuits, the number of AC zones and whether a supported HVAC gateway exists, the count of motorised blinds and curtain tracks, the number of audio and video zones, the split between physical keypads and touch panels, and whether ceilings are already closed.
