Kat Black Design Studio’s residential portfolio includes luxury villa fit-outs and renovations across Dubai Hills Estate (Majestic, Sidra, Maple, Emerald Hills and Golf Place sub-communities), frond villa renovations and Signature Villa interiors on Palm Jumeirah, ultra-luxury gated community homes in Emirates Hills, villa projects in MBR City, Meydan One and Meydan Avenue, and apartment and penthouse fit-outs in Downtown Dubai, Dubai Marina, DIFC, JBR and Business Bay.
Every residential project begins with a bare-shell or existing-condition survey, a detailed client brief and a programme that accounts for all required permit approvals. For Emaar community projects, this includes both the Dubai Municipality (DM) structural permit and the Emaar community NOC before any structural or external works commence.
The commercial portfolio at Kat Black Design Studio covers Category A and B office fit-outs, retail interior design, restaurant and F&B fit-outs, hotel and hospitality interiors, beauty salon design and specialist commercial environments including clinics, showrooms and gym interiors. Commercial projects are delivered DEWA-compliant for all MEP works and DCD-compliant for all F&B and hospitality fit-outs, with full permit management handled in-house.
Commercial clients represented in the portfolio operate across DIFC, Business Bay, Sheikh Zayed Road, JLT, Al Quoz and Dubai’s major retail destinations. Each commercial project is delivered against a programme aligned with the client’s operational opening date or lease commencement, with the project manager responsible for maintaining programme compliance throughout.
Dubai Hills Estate interior design projects form the core of Kat Black Design Studio’s residential portfolio. The studio has delivered villa fit-outs, renovations and landscaping commissions across all eight sub-communities of the estate: Mayfair ultra-luxury golf course-facing villas, Sidra independent villas, Maple semi-detached family villas, Park Ridge townhouses and apartments, Mulberry and Acacia apartments, Golf Place golf course-facing apartments and Collective studio and one-bedroom apartments.
The Dubai Hills projects gallery illustrates the range of design approaches applied across different sub-communities and property typologies within the estate. Golf course-facing villas in Mayfair receive very different design treatment from family townhouses in Park Ridge or off-plan apartment fit-outs in Collective. The sub-community context shapes every design decision, from material selection and spatial planning to smart home specification and landscaping approach.
Kat Black Design Studio’s hospitality portfolio covers restaurant and F&B fit-outs, hotel interior design, spa and wellness environments and private members’ club interiors across Dubai and the UAE. All hospitality projects are delivered to the relevant compliance standards: DCD approval for fire safety and kitchen extraction on F&B fit-outs, DTCM compliance for hotel properties and DEWA sign-off for all MEP installations.
