Initial Consultation & Brief

Every Kat Black Design Studio project begins with a comprehensive consultation at your property or at our Dubai studio. This is not a sales meeting. It is a detailed working session in which we establish everything the design needs to resolve: the property's architecture and existing condition, the client's lifestyle and functional requirements, the aesthetic direction, the budget envelope and the programme. For commercial clients, this stage also covers operational requirements, brand guidelines, occupancy and compliance considerations.

For villa clients in Dubai Hills Estate, the initial consultation includes a site walk to assess the as-built condition against the Emaar handover specification, identify any structural opportunities or constraints, and establish the scope of DM permit and Emaar NOC applications that will be required before fit-out can commence. This early regulatory assessment is one of the most valuable things Kat Black Design Studio provides, because it removes the risk of programme delays caused by permit issues discovered mid-project.

At the end of the initial consultation, clients receive a written scope summary confirming the project brief, the proposed design direction, the indicative budget range and the programme outline. This document is the foundation of everything that follows.

Concept Development

With the brief confirmed, the Kat Black Design Studio design team develops the concept. This covers spatial planning and furniture layout, the material and finish palette, the lighting strategy, the colour direction and the specification of key furniture pieces and bespoke joinery elements. For villa projects, concept development also addresses the outdoor landscaping, pool design and smart home integration scope where required.

Concept development at Kat Black Design Studio is conducted entirely in-house. No element of the design is subcontracted. The same senior designer who attended the initial consultation develops the concept. This continuity means the nuances of the brief, the things that are difficult to document but critical to get right, are carried through from consultation to design without loss.

The concept is presented to the client in a structured design presentation, covering each room or zone with supporting moodboards, material samples, furniture references and spatial diagrams. Clients are invited to provide detailed feedback at this stage, and the concept is refined until the direction is fully approved before the process moves to 3D visualisation.

3D Visualisation & Approval

Once the concept direction is approved, Kat Black Design Studio produces photorealistic 3D renders for every room in the design. These are not aspirational mood images. They are specific, accurate representations of the actual layout, the actual materials and the actual furniture in your specific property. The renders are produced to a standard of spatial accuracy and material fidelity that means what you approve in the renders is what you will see at handover.

For Dubai Hills Estate villa clients, the 3D visualisation stage also covers the outdoor terrace, garden and pool areas, allowing the full property, indoor and outdoor, to be reviewed as a coherent whole before fit-out begins. Golf course-facing villas in Majestic and Golf Place receive renders that accurately represent the view connection from each internal space, so clients can assess how the interior frames and maximises the golf course outlook.

The 3D approval stage is also when the detailed material schedule is finalised, procurement orders are placed for long-lead items, and the fit-out programme is locked in. No physical works commence until the 3D renders have been formally approved and signed off by the client.

Fit-Out & Execution

With 3D renders approved and all permits in place, fit-out begins. This is the phase that distinguishes a full-service studio like Kat Black Design Studio from a design consultancy: we manage every element of the physical execution ourselves, under a single contract, with a dedicated project manager as the client's consistent point of contact throughout.

The fit-out phase is managed against the programme agreed at Step 3. The project manager provides structured weekly progress updates to the client, covering completed milestones, the programme for the coming week, any procurement or on-site issues and their resolutions. Clients do not need to chase their studio or manage contractors directly. That is what our project management service is for.

For villa fit-outs in Dubai Hills Estate, the fit-out phase typically covers: structural works (partition removal, opening creation, staircase modifications) where DM-permitted; MEP first fix (electrics, plumbing, HVAC); floor installation; joinery and kitchen installation; wall finishes, painting and wallcovering; bathroom and wet room completion; smart home system installation and commissioning; landscaping and pool construction; furniture delivery and placement; styling and accessorising. The full sequence is coordinated and sequenced by the Kat Black Design Studio project manager to ensure trades work efficiently without conflict.

• Flooring, joinery, kitchen and bathroom installation

• Weekly progress reports issued to client throughout

Typical duration: 8 to 14 weeks for a full villa fit-out. 4 to 8 weeks for apartment fit-outs. Commercial fit-outs are programmed case by case against operational deadlines.

Handover & Aftercare

Handover at Kat Black Design Studio is a formal, structured process. Before the client handover walkthrough, the project manager conducts a detailed snagging inspection against the approved 3D renders and the material schedule, identifying and completing any outstanding items. The client is only invited for handover once the snagging list has been cleared.

At the handover walkthrough, the client is walked through every room and every outdoor area with the senior designer and project manager. Any items requiring attention are logged and resolved within an agreed timeframe. The client receives a complete handover pack covering all material specifications, maintenance guidance, supplier contacts, warranty documentation, smart home system guides and permit sign-off certificates.

Aftercare at Kat Black Design Studio does not end at handover. Our clients have access to the studio team for post-handover queries, maintenance referrals and future project discussions. Many clients return for subsequent projects, whether a second property, a renovation of a different room or an expansion of the landscaping scope. The relationship does not end when the keys are handed over.
