Luxury Interior Design in Dubai
We are Kat Black Design Studio, a Dubai-based studio specialising in luxury interior design for private villas, penthouses and premium commercial spaces across the UAE. We design and deliver under a single point of accountability, so the same senior team that develops your concept also manages the materials, the joinery, the regulatory approvals and the fit-out through to handover. This is the model that separates a genuinely luxurious interior from an expensive one, and it is why discerning owners across Palm Jumeirah, Emirates Hills, Dubai Hills Estate and DIFC appoint us for their most demanding commissions.
Luxury interior design in Dubai is a discipline practised by many and mastered by few. In a market where the word luxury is applied to everything from mass-market apartment developments to genuinely extraordinary private residences, the distinction between a high-specification fit-out and a truly luxurious interior lies in qualities that cannot be captured on a materials schedule: the proportion of rooms, the precision of joinery reveals, the resolution of threshold details and the quality of light in the late afternoon. We design for all of these at once.

A genuinely luxurious interior is defined by resolution, not expense. It is the interior in which every surface is correctly proportioned, every material is shown at its most expressive, and every detail is finished to a standard that rewards close inspection. Expensive materials installed without this discipline produce a costly interior, not a luxurious one. We design for the resolution first and specify the materials to serve it, which is the reverse of how much of the Dubai market operates.
Dubai’s premium residential market also spans the full global spectrum of luxury, and a studio has to be fluent across all of it. That ranges from the calibrated understatement preferred by European owners who measure luxury by material provenance and spatial intelligence, to the richly layered aesthetic favoured by GCC clients who measure it by cultural depth and material warmth, to the globally influenced contemporary style sought by Dubai’s international professional class. Our portfolio moves confidently between these registers rather than imposing a single house style.
Our Expertise
How to Choose a Luxury Interior Design Company in Dubai
The most common way a luxury project in Dubai goes wrong is structural rather than creative. An owner appoints a designer, then a separate fit-out contractor, then coordinates between them personally, and accountability for the finished result belongs to no one. When evaluating luxury interior design companies in Dubai, the single most important question is who holds responsibility for the outcome from concept to handover. A studio that designs and delivers under one contract removes the gap where quality, budget and programme are usually lost.
Beyond accountability, three criteria reliably separate the strongest luxury interior design companies in Dubai from the rest: demonstrable regulatory competence, because a beautiful design that stalls at Dubai Municipality or Emaar NOC approval is worthless until it is built; senior continuity, because the designer who wins the commission should be the one who delivers it rather than handing it to a junior team; and material rigour, meaning stone selected by slab and joinery commissioned to cabinetmaking tolerances rather than specified generically. We were built around all three.
Design and Fit-Out Under One Point of Accountability
We handle design, material specification, developer NOC and Dubai Municipality permits, bespoke joinery and the physical fit-out as one continuous programme. The 3D renders approved at design stage become the standard the finished interior is measured against. Clients who want this discipline extended across a whole property can review our turnkey interior solutions and our dedicated luxury fit-out service.
Senior-Led Delivery and Regulatory Command
Our studio is led by principal designer Khalil, who holds an MA in Interior Design and many years of direct UAE experience across Dubai Hills Estate villas, Palm Jumeirah frond properties, Downtown and DIFC apartments and commercial fit-outs. Senior designers are involved in every project from the initial brief through to handover sign-off; we do not operate a model where a senior wins the work and a junior delivers it. Our project managers hold current working knowledge of DM permits, Emaar NOC documentation, and DEWA, DCD, DHA and DTCM compliance, and typically secure all necessary approvals within two to four weeks before fit-out begins.

Premium Materials for Luxury Dubai Interiors
We assemble the material palette of a luxury interior from the finest available sources, specified for both sensory quality and performance under UAE conditions of extreme heat, high UV load and summer humidity. Material selection in Dubai is as much a technical discipline as an aesthetic one, and specifying the wrong finish is one of the most expensive mistakes an inexperienced studio can make.
Natural Stone
Arabescato and Calacatta Gold marble from the Carrara quarries of Tuscany provide the veining depth and translucency that define our premium stone palette, with Pietra Grey and Absolute Black reserved for darker statement surfaces. We select all natural stone by slab from current production, reserving book-matched slabs for kitchen islands, bathroom feature walls and fireplace surrounds before the installation drawing is produced. Antolini sourcing from Italy gives us access to the most extraordinary stone varieties for commissions requiring a unique material identity.
Bespoke Wall Coverings
Phillip Jeffries natural fibre coverings in grass cloth, linen, seagrass and wool bring tactile warmth to master suites and private studies, while de Gournay hand-painted silk panels are specified for statement rooms such as the majlis or a principal bedroom feature wall, where a unique and irreplaceable surface is required. Elitis and Arte fabric-backed vinyls are used in high-traffic areas where a natural fibre would not offer the cleanability needed.
Engineered Timber and Bespoke Joinery
Mafi engineered hardwood in brushed and oiled white oak, smoked oak and walnut provides the primary floor specification for luxury villa living rooms and formal reception rooms. We fabricate bespoke veneer joinery in smoked oak, walnut, wenge and fumed ash for all major elements, selecting the veneer from the manufacturer’s premium log stocks rather than specifying it generically.
Smart Home and Technical Integration
We specify KNX, Crestron and Lutron systems across our luxury villa commissions for whole-home control of lighting, climate, window treatments, audio-visual, security and pool automation, all concealed within the building fabric and fully commissioned before handover. Our dedicated smart home interior design service covers this integration in full.

Kat Black Design Studio’s luxury residential portfolio covers the full range of Dubai’s premium residential communities, with specialist knowledge of the design opportunities and regulatory requirements of each.
Luxury Communities We Serve

The Kat Black Design Studio luxury portfolio represents the studio’s most demanding commissions across both residential and commercial categories. Residential highlights include an Emirates Hills ultra-luxury villa commission of 14,000 square feet delivered over 26 weeks, with Arabescato marble floors in the entrance and reception rooms, de Gournay silk wall panels in the master suite, a full Boffi kitchen with Sub-Zero and Wolf appliances, a Crestron smart home system controlling 54 circuits and a landscaped pool garden with a 16 by 6 metre infinity pool; a Palm Jumeirah Signature Villa commission featuring a majlis with a full plasterwork coffered ceiling and traditional diwan seating in hand-embroidered silk, a master bathroom with a custom Arabescato stone bath carved from a single block, Vola sanitaryware and a heated floor; and a Mayfair villa commission with a 4.5 metre Calacatta Gold kitchen island, a home cinema with acoustic panelling and a 4K laser projection system, a children’s wing designed with adaptable joinery for all age stages and a Lutron lighting system with 38 individually controlled circuits.

Luxury Communities We Serve Across Dubai
Our luxury portfolio covers Dubai’s premium communities with specialist, sub-community-level knowledge of each: the villa communities of Emirates Hills, Palm Jumeirah and Dubai Hills Estate, the golf-course addresses of Meydan and MBR City, and the apartment and penthouse districts of Downtown Dubai, Dubai Marina and DIFC. Emaar bare-shell handovers in communities such as Dubai Hills carry defined NOC and Dubai Municipality permit requirements, which we manage end to end so clients never coordinate between developer, authority and contractor themselves. This regulatory fluency is what separates a programme that completes on time from one that stalls at approval.
Our Insights
Residential
Our majlis was the one room in our Dubai Hills villa that felt dated. Kat Black redesigned it with a contemporary Arabic scheme that honours the cultural significance of the space whilst feeling entirely modern. The level of cultural knowledge in their approach was unlike anything we had experienced with a Dubai studio.
UAE national client
Dubai Hills Estate.
Commercial
We appointed Kat Black for our DIFC office, a full Category B fit-out on a demanding 8-week programme. They delivered on time, DEWA-compliant, and the result is a workspace our team is proud of and our clients notice immediately.

Residential
Kat Black Design Studio transformed our Sidra villa from a bare handover shell into a home we are genuinely proud of. Their management of the Emaar NOC and DM permit process was seamless, and the 3D renders matched the finished space exactly. We would not consider any other studio for our next project.

Our Luxury Interior Design Portfolio
Our portfolio represents our most demanding residential and commercial commissions. Highlights include an Emirates Hills ultra-luxury villa of 14,000 square feet delivered over 26 weeks, with Arabescato marble floors, de Gournay silk panels in the master suite, a full Boffi kitchen with Sub-Zero and Wolf appliances, a Crestron system controlling 54 circuits and a landscaped garden with a 16 by 6 metre infinity pool. A Palm Jumeirah Signature Villa featured a majlis with a full plasterwork coffered ceiling and a master bathroom with an Arabescato bath carved from a single block. A Mayfair villa in Dubai Hills delivered a 4.5 metre Calacatta Gold kitchen island, a home cinema with 4K laser projection and a Lutron lighting system across 38 individually controlled circuits.
We also transformed a bare-shell Sidra villa in Dubai Hills from Emaar handover to a completed home, managing the NOC and Dubai Municipality permit process so that, in the owner’s words, the finished space matched the 3D renders exactly. This alignment between the approved design and the delivered interior is the standard we hold on every commission.

Bespoke Craftsmanship and Quality Assurance
Bespoke joinery is the single largest investment in a luxury interior and the element that most determines whether the finished space meets the standard the client envisioned. We commission all joinery from selected European manufacturers working to cabinetmaking tolerances significantly tighter than the Dubai fit-out market standard: shadow gaps uniform to within 0.5 millimetres, drawer runners with identical closing resistance across a room, and lacquer surfaces built up over multiple application and sanding cycles.
We inspect every joinery item at the factory before it leaves for site, and any item that does not meet our standard is returned for rectification before shipping. This factory inspection is not standard practice in Dubai’s fit-out market and is one of the most commercially significant quality assurance measures we provide to luxury clients.

Frequently Asked Questions
What makes a luxury interior design company in Dubai different from a standard one?
The defining difference is accountability and depth rather than price. A luxury company designs and delivers under a single point of responsibility, holds genuine regulatory competence for DM permits and Emaar NOC approvals, keeps senior designers on the project from brief to handover, and specifies materials with slab-level and cabinetmaking rigour. A standard provider typically hands off between disconnected parties and specifies generically, which is where quality and programme are lost.
How much does luxury interior design cost in Dubai?
Luxury interior design in Dubai is priced by scope, specification tier and community rather than a single rate, because a book-matched marble scheme with bespoke European joinery differs substantially from a high-quality contemporary fit-out. The most reliable way to establish a realistic figure for a specific villa or apartment is a scoped consultation.
Do you manage NOC and Dubai Municipality permits?
Yes. We prepare and submit developer NOC applications and Dubai Municipality permits in-house as part of our delivery scope, including Emaar bare-shell handovers in communities such as Dubai Hills Estate, and we typically secure all necessary approvals within two to four weeks before fit-out begins.
Do you design commercial spaces as well as residential?
Yes. Alongside luxury villas, penthouses and apartments, we deliver premium commercial interiors including DIFC and Business Bay office fit-outs and hospitality projects, all to full DEWA, DCD and DTCM compliance where applicable.
Which areas of Dubai do you work in?
We work across Dubai Hills Estate and its sub-communities, Palm Jumeirah, Emirates Hills, Meydan, MBR City, Downtown Dubai, Dubai Marina and DIFC, and throughout the wider UAE.
