District One Villas
District One is the most prestigious sub-community within MBR City and, by many measures, one of the most exclusive residential addresses in Dubai. The community is built around the world’s largest Crystal Lagoon, a 7-kilometre stretch of swimmable, crystal-clear water that acts as the community’s defining amenity and the primary view for the most premium villa addresses along its shoreline. District One villas range from four-bedroom independent villas on community-internal plots to vast mansion properties of 10,000 square feet and above on the most coveted lagoon-frontage positions.
Interior design in District One demands the highest specification that Dubai’s luxury residential market offers. The lagoon-frontage position of the most premium villas creates a design brief similar in some respects to the golf course-facing villas of Dubai Hills Estate: the extraordinary outdoor view is the property’s primary value driver, and the interior design must be conceived to frame and celebrate it rather than distract from it. The Crystal Lagoon, however, differs fundamentally from a golf course view in its colour palette (intense turquoise and aquamarine tones, with the white and gold of the sandy beach and the deep blue of the Dubai sky) and its dynamic quality (the lagoon is used for water sports and leisure activities, creating a constantly animated water surface visible from the villa’s principal rooms).
Kat Black Design Studio designs District One villa interiors with the same sightline analysis and view-first palette approach used for golf course-facing properties, but calibrated to the specific colour and visual character of the Crystal Lagoon setting. The palette of a lagoon-facing District One interior can accommodate more of the blue-green tonal family than a golf-facing interior, because the lagoon’s turquoise provides a counterpoint that a golf course’s dominant greens do not. Natural stone in white and pale grey tones, reflective surfaces that amplify the water’s light quality, and generous glazing managed by motorised solar shading are the primary material and technical instruments of District One interior design.

Sobha Hartland
Sobha Hartland is a 8-million-square-foot community developed by Sobha Realty, positioned within MBR City with a design philosophy centred on the integration of natural greenery, forest planting and water features within a luxury residential environment. The community’s defining character is the combination of high-specification luxury residential product with a planted landscape of a density and maturity that is exceptional by Dubai standards. Forest villas, the community’s most distinctive product type, are positioned within planted woodland settings that create a visual environment unlike anything else available in Dubai’s residential market.
